PROPERTY ADVICE BLOG - Do I Need a Home Information Pack?

If your property has 3 bedrooms or more, then you must get a Home Information Pack (HIP) commissioned before the estate agent can advertise. The majority of estate agents should be qualified to create an HIP for your home themselves. This document should contain the following information:

• A sale statement
• An energy performance certificate
• Standard searches
• Evidence of title
• Information on leasehold and commonhold sales if necessary

Be aware that while some agencies will incorporate the HIP into their fee, others may charge as much as £600 or as little as nothing at all. You may be asked to either pay some or all of the HIP fee up front or once the property has sold. Check with your agency to find out their typical procedure before agreeing to their terms and conditions.
