The process of conveyancing in England and Wales is not complete or legally binding until contracts have been exchanged. This means that both parties have the freedom to change their mind at any point before the exchange, but can also mean time and money is wasted if the deal falls through. The introduction of Home Information Packs in 2007 can be seen to have accelerated the process by outlining relevant information to potential buyers from the early stages.

Make sure you research your solicitor or conveyancer’s credentials before hiring and shop around to find the most competitive deal for you. In addition be sure that the seller has the legal right to sell the property and has good title in order to avoid unwanted stress further down the line.
